I'm a complete beginner interested in wholesaling. Is it realistic to start wholesaling with no experience and learn along the way?

I'd love to understand the basic workflow from finding a deal to getting paid, and what skills or knowledge I should focus on first.

Any advice from people who started as beginners would be greatly appreciated.

Virtual wholesaling is still a viable model, but it's definitely not as simple as some of the older success stories make it sound. Competition is higher, sellers have more options, and many markets are picked over. That said, investors are still buying deals every day, so the opportunity hasn't disappeared.

That said, wholesaling is often marketed as an easy way to get into real estate, when in reality it requires a solid understanding of your market, property values, negotiation, marketing, and contracts.At a high level, the process is usually finding a motivated seller, getting the property under contract at a price that works for investors, and then assigning that contract to an end buyer for a fee. The challenge is that identifying a good deal requires knowing what investors in your market are actually willing to pay.If I were starting from scratch, I'd focus first on learning how to analyze deals and understand local market values. Being able to accurately estimate what a property is worth and what an investor would pay is one of the most important skills you can develop. I'd also spend time learning how contracts and assignments work in your state, since wholesaling laws and regulations can vary.I'd also recommend building relationships with investors, brokers, contractors, and other professionals in your market. That's exactly how we did it.The basic workflow is this: find a motivated seller, get the property under contract, then assign that contract to a buyer for a fee. You're not buying the property, just controlling it long enough to connect the two sides.One way to find sellers is to pull data from Propwire (it's free) and filter for absentee owners, high equity, and pre-foreclosure properties. These are people likely to sell. Then reach out through texting and cold calling. Or you can email as well. When you find someone interested, bring a cash buyer in and watch how they analyze the deal. That's how you learn what buyers actually want, and over time you take that side over yourself.We started in college doing this part-time and are now closing on average 7 deals a month. Everyone starts somewhere no one was born an experienced wholesaler.

But it is the toughest thing to do in regards to success in RE..

you need money you need time. you need skills as in closing skills etc etc.

failure rate probably 95% of those that try will blow through what ever funds they had go into debt and wish they never did this  LOL.. But there are those that succeed but those folks have skills have money and would do well doing many things not just wholesaling.

Yeah, totally doable as a beginner — it really just comes down to your drive and consistency.

One thing I'd prioritize early: build your buyer relationships first. Hit up local meetups, get your name out, and learn what investors in your market actually want. If you find a deal but have no one to sell it to, it's a dead end.

Once you have buyers, reverse-engineer what they're looking for and go find it. That's the fastest path to your first checkNot that I even have any experience in wholesaling, but it's a simple concept.Anyone can be successful at anything as a beginner.
