Hello everyone!

My name is Dr. Terri Widdick, and I'm a real estate investor and licensed real estate professional based in Jacksonville, Florida. My background is in healthcare as a Doctor of Physical Therapy, but over the years I've developed a passion for real estate investing, acquisitions, renovations, and building long-term rental portfolios.

My primary focus is affordable housing, Section 8 rentals, and the BRRRR strategy. I enjoy analyzing deals, managing renovations, solving problems, and finding ways to create both cash flow and long-term equity. I'm currently focused on growing my portfolio, expanding into new markets, and connecting with experienced investors who are actively doing deals.

I'm excited to be part of the BiggerPockets community, learn from others, share experiences, and build relationships with like-minded investors. Looking forward to connecting and contributing to the discussions!

    Hey Terri,

    Welcome to the community. Jacksonville is a strong market for what you're focused on, especially affordable housing, Section 8 rentals, and BRRRR deals. You can still find solid opportunities in areas like West Jacksonville, Arlington, Northside, and parts of the Westside where the numbers can work if you buy right and stay disciplined on rehab costs.

    The market here really rewards investors who understand value-add plays and know how to manage renovations without over-improving for the area. Cash flow is still achievable in the right pockets, and there’s a steady demand for affordable rentals throughout the city.

    Since you’re based in Jacksonville, I’d also suggest checking out JAXREIA if you haven’t already. It’s a good group for meeting active local investors, lenders, contractors, and wholesalers who are actually working deals in the same neighborhoods.
