Foreigner M23 looking to DSCR in Indianapolis

Hi everyone!

Glad to finally join and start contributing.

Quick intro: I'm a 23yo Frenchman, college dropout and digital nomad since 19. I run a marketing/SEO microservice through a US LLC. I bought my first property at 19 in Dijon (France), 100% financed over 15 years, already ~30% paid down, entirely by the tenant.

My net worth is around $80k today. As a young European (europoor 😆) with no outside help, I'm proud, yet nothing is granted for the future.

The nomad lifestyle (low cost of comfortable living + low taxes) lets me save ~$5k/month, and I want to put that capital to work in US real estate, starting in Indianapolis.

Why the US:

- Running my business on a US LLC, I saw firsthand how strong your banking and credit infrastructure is once you're past the entry hurdles.

- DSCR financing lets a foreign national like me leverage into property more easily than anywhere else in the world.

- I don't plan to live in the US, but I want to deepen my financial roots there. For capital growth, I don't think there's a better place.

- My online business won't last forever in its current form, so I want to convert today's cash flow into hard assets while I can. BRRRR + reinvesting ~$50k/year feels like my fastest realistic path to a serious net worth.

Why Indianapolis:

- Red state (I assume landlord friendly), strong rent-to-price ratios (0.9%), low vacancy, recession-resilient economy (logistics, biopharma, manufacturing).

- Affordable enough that a DSCR down payment is within my reach, with the lower-priced tier holding up well on appreciation.

Where I'm at: taking my time and doing the homework before I move. Right now I'm specifically looking for a B-class-focused property manager in Indianapolis with experience managing for out-of-country owners. That's the piece I see as my biggest risk as a remote investor. 

I want to close my first US DSCR within ~6 months, then do a new one every year, as long as my business runs. It seems to be the best way to reach a million net worth someday, in a decade or two.
