New investor looking for tips

Hello all,

 I'm 29 and looking to get into LTR. I have a little over 400k in capital and been told to start small with one house to learn all the fundamentals before going big. Please share any tips I should know before making my first purchase and then future purchases as well.

That's a good chunk of capital to start with, especially in the Atlanta market. The first thing I'd suggest is finding a good team. Almost every agent will tell you they work with investors, but very few are actually good at it. The same is true for lenders. I'm a part owner in a few co-living deals in Atlanta, but no LTRs. I'm pretty much a passive investor in those deals, as San Antonio, TX is my primary market. I do know a great agent, if you're looking on the north side of the Atlanta market though. I'd be happy to connect, if there are general questions you have about getting started.
