Hi everyone — I’m Justin Tulman with Fairway Home Mortgage, and I’m excited to officially join the BiggerPockets community as a lender.

A little about me: I’ve been involved in residential real estate for more than 30 years and have spent the past 25 years providing residential mortgage financing. Over that time, I’ve had the opportunity to work with everyone from first-time homebuyers purchasing their first property to experienced real estate investors continuing to build their portfolios.

I’m licensed throughout all six New England states, New Jersey and Florida, and I’m particularly interested in connecting with:

  • Real estate investors
  • Realtors who specialize in investment and multifamily properties
  • Property managers
  • First-time investors
  • Experienced investors growing their portfolios
  • Financial professionals whose clients are investing in residential real estate

Why I Joined BiggerPockets

I didn't join simply to advertise mortgage products.

I joined because I believe good financing starts with education.

Whether I'm teaching a first-time homebuyer class in Massachusetts or Florida, helping someone analyze their first investment property, or working with an experienced investor on their next acquisition, my philosophy is the same:

I want my clients to understand exactly what they're getting into before they make the commitment.

That means understanding not only the mortgage, but how the financing fits into the bigger picture.

A Particular Area Where I Can Help Investors: DSCR Financing

One area I'm especially interested in helping the BiggerPockets community understand is DSCR financing for 1–4 unit investment properties.

There are many good investors who own quality properties and have strong cash flow but don't necessarily fit neatly into the traditional mortgage qualification box.

Maybe you:

  • Own several rental properties and want to purchase the next one.
  • Are buying a duplex, triplex or four-family.
  • Take legitimate business deductions that reduce the income shown on your tax returns.
  • Are self-employed.
  • Want to purchase an investment property through an LLC.
  • Are looking at refinancing an existing rental as part of your portfolio strategy.
  • Simply want to understand the difference between conventional investment financing and DSCR.

Those are exactly the types of conversations I enjoy having.

Sometimes DSCR is the right solution. Sometimes it isn't.

My job is to help an investor understand the available options so they can make an informed decision.
