Sioux Falls area newbie

First of all, I'm so grateful to BP nation for all of the information and advice. As a new investor, I don't think I would have ever had a chance at success if it wasn't for BP. We are from the Sioux Falls area, but thinking of relocating to the South West. We have flipped two homes we lived in, one we sold FSBO and another we sold through an agent, so we feel that we have an idea what's in store. We have some seed money, but right now we're just waiting for the right opportunity. I currently have a factory job that pays well, but the job requires rotating shifts and is hard on the family and my body. Working for myself has alway been a dream, and I believe real estate is the best vehicle for achieving that dream. So hey BP community, it's nice to meet you! I can't wait to engage the forum.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). You can Google to locate them and go to

Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
