Hello Everyone!

I am in the process of learning all I can and talking to people with experience for the next two or three months.  During that time, I hope to convince my "contractor" husband to join me in this new business.  Wish me luck!

Welcome to BiggerPockets, @Susan Iwertz. With a contractor husband, you should have your work cut out for you, whether your focus is fix and flips or rentals.

Podcast 48 with Darren Sager offers some great advice for taking rental property and 'hardening' it, specifically what types of materials last a long time. 

There are some other great podcasts, too. Podcast 10 with J. Scott is a great one for flipping.

Play those while your husband is around, maybe that will convince him for you...
