Hello and welcome!  One of the first lessons and many others said that you can learn real estate education will go on forever.  It really depends when you are ready to take Action.  You need to learn guide a bit before you get started.  Rental property is a greet opportunity for anyone.  The more you get the more you will make.  One guy I have listened to made me want to buy, fix and flip for higher priced houses because you can concentrate on good contractors and update the home and make more money.  It is all about location and what is happening in that market.  The best time to buy is when the prices there move up.  If you think I could help you please contact me at any time.  I am 59 years old and I am still learning on BP.  I have been in the construction business since I was 17.  Good luck!

Buy properties in life that make good rental property investment sense and first live in them as a personal residence. Depending on your personal goals, there may not be enough of a spread between what you will pay out monthly in mortgage, taxes, and utilities and what you can charge. Real estate is high risk as there are many things that can go very wrong. If it sounds too good to be true, be very careful.
