Hello and welcome to BP!  You were thinking right.  Location is probably number one.  Try to find a deal that is close to downtown Dallas.  Pick a market and learn about it as much as you can. Growing population and diversity is important. Find a group of Team members you know are experienced and trustworthy.  I am from and was raised in Dallas.  I am 59 years old now and I still am learning. I found BP about 6 months ago.  I got a college degree in business with an emphasis in real estate.  That same year that I graduated, 1980, I got a broker license.  I had that license for over 30 years.  I had to take a refresher couse every 2 years.  I did a few deals for other people.  Regardless of what's i got i felt more comfortable in the construction business.  I have been in the construction business since i was 17.  My father was in the real estate business for about 40 years and I learned a Little from him.  If you think I can help you please contact me at any time.  Good luck!
