Comping a mobile home park

I have come across a mobile home park for sale on owner financing or cash in North Carolina, just north of the S.C border. There are 9 lots with 8 homes owned by the park. All homes need roughly 5k of work, at least that's what the owner said. And the park is empty. He is asking 130 with either owner financing, or cash. Any ideas on good source to comp such a park and to understand if it will be a worthy buy. I would be looking to wholesale this. Thanks for any information.

Podcast 111 is a great resource for mobile home investing and there is a mobile home subforum here that will provide better information on the topic. Good luck!
