Thanks for all the info! @Ron T. I do believe that's the same one. I thought I read it said it was on the NC side. I am just seeing all options as I am just beginning and looking to jump in. I have a lot to learn but I also do not want limit what I look at when trying to wholesale too much. I actually live in Buffalo, NY.  One of my small personal goals is moving south without any financial strain within the next year, so I figured I would look at what is a available and start building my brand.

I have come across a mobile home park for sale on owner financing or cash in North Carolina, just north of the S.C border. There are 9 lots with 8 homes owned by the park. All homes need roughly 5k of work, at least that's what the owner said. And the park is empty. He is asking 130 with either owner financing, or cash. Any ideas on good source to comp such a park and to understand if it will be a worthy buy. I would be looking to wholesale this. Thanks for any information.

I live in the Buffalo, NY (Amherst) area. I joined BP a couple months ago but have been sitting on the sidelines allowing me fear to hold me back. This post is just one of the steps I am taking to leave my comfort zone and participate more in conversation and to get my face out there. I would like to meet with any of the local rehabbers, landlords, and other local investors for coffee and get to know the faces in the business around here. I know there is the WNYREIA that meets once a month, and I do plan on attending that. I would love to meet outside of that time though, especially since a Wednesday night is not always the most convenient. Well, I hope everyone has a great weekend and I look forward to building great relationships with you all!

For those who posted and are more seasoned at investing, I was wondering what would be a good networking source? I was also interested in connecting someone who is willing to be a mentor. I would be willing to work out a deal that would be beneficial for both parties. I have seen websites that offer all sorts of service but for thousands upfront. I would like to have someone who is a willing teacher and can give me the necessary guidance as I head out on this journey. Hello everyone,

My name is James Reyes from Buffalo, NY (Amherst). I have a young family of 3 (me, my wife and my 1 year old); they are my everything and my motivation in being a successful investor. I also have full time job with a great company, but I have realized that I will never reach my goals of financial freedom and traveling by being a corporate drone.

The extent of my knowledge is the 2 books I have read, a few YouTube videos, and a couple of BP webinars. I will continue my education with the same path, but begin to step away from reading and not doing, but taking action steps to make the words on the page reality.
