Hello everyone!

My name is Jacob. I have been a long-time listener and member of BiggerPockets, but haven't started to become active on the forums until now. Over the past few years, I have learned so much from the podcast and this site about different parts of real estate investing, and hope to be able to contribute back to the community. I haven't done my first investment deal yet, still working on it after an almost year-long short sale ended up falling through to a foreclosure by the bank. I would say that deal gave me at least a little "experience". 

I am a currently a licensed real estate agent in Maryland, I actually decided to get my license after a few podcast guests recommended it for investors. 

I hope to get into small multifamily investing in the future, and possibly into notes as well. I look forward to getting to network with others and continue learning about investing from the BP community!

You should also read @Chris Seveney's post, as he is local and invests in notes.

Multifamily can be a hard niche in the DC area as we have a very very low number of multis that even exist.  I sold 3% of all multis in the metro area last year, and that was only 6 properties. I think it was just over 200 that sold in their entirety in the entire metro area.
