Need help from Tulsa Oklahoma Investors!

Hello Bigger pockets! I'm just starting out and I have been analyzing properties in the Tulsa area. I live in Tulsa and would like to start investing in rentals this year. What is the best area around Tulsa to start investing? I see many cheap houses in the Sapulpa and Sand Springs area but it looks like the property value is declining in those areas. I know the Owasso and Bixby suburbs are growing but the houses are more expensive for someone just starting out. It also seems there are a lot of rentals in Broken Arrow right now. I've been running numbers on single family and duplexes. Any help would be much appreciated. Thank you!

Check out http://www.tulsadevelopmentauthority.org this shows several neighborhoods that have been neglected for years and they are rezoning and dumping millions into. Could be good areas to look. I think anywhere near downtown is in the path of progress. new developments coming in west and north west tulsa. They are spending 17 mill to construct the new area at MLK and 36th st north. Also looking at tulsa young professionals and the chamber of commerce websites has some hints on areas that are improving.
