First Investment Property - Duplex Rental Hack

Hello Everyone,

I am seeking to buy a duplex rental property (stay in one of the units) in the Central Maryland area as my first investment property. I am having trouble finding decent properties in the area to use for cash flow with minimum rehab. Foreclosure, auction, or discounted properties would fit best with using FHA loan or conventional loan. Seeking low rate while using $10k to start. Any suggestions?
