New Member Intro and Hoping To Get Some Advice
Hi Bigger pockets! Longtime lurker and reader but finally taking action on my first post!
Was hoping to get some help and advice from the community here.
Goal:
To buy and hold properties, ideally with the BRRRR strategy.
House hack with a multi-family if possible or room hack a nice size single family.
If there is something else I'm not aware of, totally open to that as well.
Here is my current situation:
Flying into Detroit in January (not restricted to that city, I can move anywhere).
Self-employed working online for the past year. Making anywhere from 1.5k - 5.5k per month. (working on increasing this)
Spending about 1k a month and saving everything else.
Have about 70k total saved no debt. (5k roth IRA, 21k Target date fund and the rest is in checking/savings accounts.)
Credit Score is 792 (No missed/late payments solely credit cards no loan history) Available credit is 28k.
Single no wife/kids
Experience:
No direct experience but I helped my father with his California rentals growing up (tenant screening, some light to medium repairs all in B areas)
I feel like I'm in a bit of a paralysis by analysis stage.
Should I save up more money and come back in a year or so?
Do I have a shot at some financing options?
Is there a certain strategy/niche you would recommend focusing on?

@Kelly Simpson Congrats on taking this action. Welcome! I would think that you are in a pretty good position. As for financing options I would think you have some but I'm not a mortgage broker. Have you talked to one yet? If not you should. Decide on what you are going to do first. I would suggest FHA and house hack of some variety. If you can live anywhere pick a market you like and move there. I'm partial to Florida but I live here so what can I say.
