New guy from Boise, Idaho

Hello all. Brand new to Real Estate and looking to learn as much as I can. A little about myself: My name is Ryan, I am an analytics nerd, former HVAC technician, automotive tech, and security professional. I currently work full-time for the military. I qualify for the VA home loan with disability, as well as an FHA. I am married, and the wife and I are finally on the same page in regard to Real Estate and getting a property that pays you, and not the other way around. Our short-term goal is a smaller duplex within 45 minutes of the Boise airport, renting out one side while living in the other, and then moving out after two years. Our long term goals would be to use each property to finance the next, and make enough monthly to be able to travel. I don't want to quit my day job, nor does she, as we both love what we do. But having money to travel and enjoy life while we can is our goal!

Hello Ryan,

I am currently house hacking a duplex in Boise, and love the quality of life it's given me! I am living in one unit with a friend who is paying rent for the other bedroom, then renting out the other unit to a family. This covers my PITI and utilities. Not to mention the duplex has significantly appreciated over the past two years.
