Hello Ryan,

I am currently house hacking a duplex in Boise, and love the quality of life it's given me! I am living in one unit with a friend who is paying rent for the other bedroom, then renting out the other unit to a family. This covers my PITI and utilities. Not to mention the duplex has significantly appreciated over the past two years.

I believe there are still opportunities in Boise to do the same thing. I will send you a message shortly. I'd love to connect!

Thank you,

Jake Martinez

Post: How’s the rental market in Boise?

Hello,

Boise rents have significantly increased year over year since I began investing in 2012. Rents especially increased starting in 2015.

Check out this article from Market Watch:

https://www.marketwatch.com/story/the-hottest-housing-markets-of-2020-are-far-from-the-coasts-2019-12-12

They nailed it on this one. Families are migrating from expensive coastal cities to places like Boise in order to find cheaper cost of living. Since this migration has begun, rent prices and home prices are beginning to feel it's effect.

I helped a client purchase a duplex in Boise last year, and she is already cash flowing with 0 vacancy. The demand for rentals in Boise is tremendous, so even though home prices are rising, rents are able to stay with these home prices in order to maintain positive cash flow.

Although it is harder to find a 10% cash on cash return in this hot market, investors are seeing that if they purchase today, they will see rent prices grow over the next 5 years, which in turn will make the investment cash flow in the long run.

Feel free to reach out to me with any other questions about the Boise market.

Thank you,
