How to find private Investors

Question

My organization has a vast knowledge of developing properties both residential and commercial on the west coast but have come together in the Nashville area to begin a new venture to build high quality homes, condos, and retail space. We have two current projects we are pushing to start very soon but lack the private investment funds. Where are the best places to create these business relationships with real investment groups or individuals in this area?

Hi @Shane Pollock, the places I would start looking are:

• - Prominent real estate brokerage (residential and commercial) in the area --> especially if they do a lot of new high quality new development they're likely to be connected with people who enjoy funding these types of deals.
• - Meetups in the local area
• -- Your go-to lender in the area, who will know some of the other entities most interested in funding this type of deal.

Our group is very diverse. We have built small residential developments from the ground up, flip properties, renovations, restoration, large commercial renovations (hotels, apartments), mixed use properties from ground up.

Our organization is divided into to divisions, developments and remodel/ renovation/ restoration.

We are looking for some additional investment partners for our projects. We have a few local investors and solid investors out of CAL and Utah.

@Shane Pollock where do you find investors for your west coast projects? The investors don't have to come from the Nashville area. Any place you can network, you can find investors. It doesn't have to be a group that has anything to do with real estate.

Learn to advertise for them well online.  If you develop the right funneling strategy using common social media and tools like Unbounced you can optimize a funnel and flow to target the personas you seek.  It's probably good to target local investors to aid in developing a relationship in person, but there is no good reason the investors have to come only from your local area.  The securities laws changed over the last many years, which affords sponsors the ability to advertise online and be very targeted about how they process investor leads as they arrive using technology to assist.
