Hi Everyone! I’m about 3 weeks in to real estate investing and wanted to introduce myself!

I am a Technology Executive at a large company in Dallas, Texas and while working from home due to COVID started researching side hustles to boost my retirement goals. I read over and over that real estate investing was the best way to build long term wealth so started digging deeper into what that entails. I stumbled upon BP and instantly got hooked!

I've decided my initial niche will be SFR and small multi-family buy and hold rentals using the BRRRR strategy in DFW and Atlanta, Georgia. My goal is to purchase one property by end of year and grow to three total by end of 2021.

Looking to learn and consume as much as I can about the business and build as many relationships as I can to grow a lucrative portfolio for not only retirement but generational wealth. I’m willing to roll up my sleeves and help out wherever I can for on the job experience and mentoring opportunities!

@Angelina Essuman Welcome to the BP community! BRRRR is a super strong strategy. Right now in DFW I think people are having the most success in the cities just east of Dallas (Garland and Mesquite areas) and in parts of Arlington, Fort Worth, and Dallas South of I-20. There are other hot areas I am sure others can put you on too.

Welcome to BP, Angelina. If you want to get connected in the multifamily space, we have a great community of investors called "Momentum Multifamily" on Facebook that you are welcome to join. The majority of the folks in our group are DFW based as well!

Hey @Angelina Essuman, welcome to the BP community!

It sounds like you have picked two HOT markets to invest in. This will be a huge challenge for a new investor but when you pull it off you will be positioned quite nicely. While it might be best to start in the market you are familiar with over in DFW, you should definitely start building a solid team here in ATL. BRRRR is an incredible strategy but takes a complete team.

Please, feel free to reach out to me anytime if you need some help setting up your team here or if you have any questions/just want to chat about the Atlanta market!

@Angelina Essuman Welcome! In addition to some other markets mentioned - I would take a look at West Dallas, Near & around White Rock Lake (easterly), and Denton.

If you ever have any Dallas specific questions feel free to reach out.

    Good luck!

Thank you @Brenden Mitchum!  I'm originally from Georgia, went to Georgia Tech and lived in Atlanta 13 years before moving to Dallas, so I feel like I'm more familiar in that market vs. DFW.  My parents just offloaded an investment property in Marietta near the up and coming Cobb Energy Theatre, I wish I would've had foresight to know that I'd be getting in to this game, I would've snatched it up from them!  Would love to connect with you as I start building my team there

    Hey @Angelina Essuman

I had a sneaking suspicion you were in fact from Atlanta. So, you are actually in a pretty sweet position right now. You're very familiar with a fantastic market and you're now living in one of the few that have outperformed that market over the past decade. You can really go with either but I would suggest picking one and sticking to it for now. Definitely network in both markets but really dial in on one to buy deals in. From what I've heard, DFW rivals Atlanta in terms of number of submarkets so whichever you go with you'll really need to focus on learning as much as you can about those submarkets and which ones are the best fit for you and your investment strategy.

Please, do reach out to me once you start building your team. I am happy to help and would love to learn from you and your years of experience here in Atlanta.

Hi Angelina! I am in north Dallas. And, I am planning on HHing a duplex in the area, in the coming year as well. They are not abundant. But, I will be up to date on what is available on the MLS. I am still learning a lot too! Feel free to contact me if there is anything I can help you with in your journey.

@Hayden Harrington intriguing a group on FB I’m for multi family and a lot are in DFW. It seems challenging to find that niche in DFW! Do you see a lot of small multi family?

@Angelina Essuman congrats! Sounds like you and I are in very similar places and goals! I’ve be devouring books and the BP podcast! Which episode was it that you referenced earlier in the thread?

@Travis Fairbairn I see some, but we mainly focus on 100+ in size. Are you interested in smaller deals? I get sent 15-50 unit sized deals every now and then that I can pass along if interested.

@Hayden Harrington man I appreciate it! I’m not there yet, so I won’t waste your time. But soon enough! Although I’ll keep that in mind for other investor friends.

Hey Angelina! Welcome to BP! I'm somewhat new here too but I've definitely been learning a lot. Dallas and Fort Worth are great markets for BRRRR! I'll be working on my first by the end of the year as well. Looking forward to seeing your success!

    @Angelina Essuman

Hello and welcome to Texas! My husband and I have been living here for about 7 years now. We are looking to buy our first property by the end of the year and like you keep building on our financial freedom!

We are interested to see how the markets change in the next few months and for now are focusing on networking and educating ourselves so we are ready when it’s time to buy. Good luck in your endeavors!!

P.s. if you are looking for great BBQ head to Hutchins in Frisco or McKinney.
