New Virginia Investor Help appreciated!!

I am a new investor looking to buy my first home.  I live in Northern Virginia and the area is too expensive for me to invest in.  I am looking in Norfolk/Richmond area to find a good opportunity within my price range.  My current target purchase range in under 100k for a long term rental.   Love to connect with any investors in these areas that can offer any pointers or ideas.  Thanks for all the help.
