HELPPPP!!! Want to buy a house

So I want to be a first time homeowner but... I dont make enough money my score is Fair but my ratio isnt right. I reside in Southern NJ and was wondering how can i go about possibly finding seller financing? Any other suggestions are welcomed as well. Thank you for your time and effort much appreciated!

How much do you have in savings for a down payment?  Work on getting your credit score up (find out why it is only fair) and save more for a down payment.
