Marcus while I appreciate your input I'm not trying to invest into anything quite yet trust me I'm well aware what I need to do for that I've read multiple bigger pockets books and others for that matter I know my credit needs to be better for that. I'm talking about buying my first house to actually live in not to invest in. I appreciate the info though and I can deal with harsh I rather hear the truth and take it for what it is worth then to be lied to or have things sugar coated.

I don't have much basically was trying to see if there is a way around it but it sounds like there isn't so I will begin building my credit

@Luke Trovingerundefined spoke with one lender who told me the stuff above that my ratio is bad and that i may need a co signer. Do you think that speaking with another lender would really help?

So I want to be a first time homeowner but... I dont make enough money my score is Fair but my ratio isnt right. I reside in Southern NJ and was wondering how can i go about possibly finding seller financing? Any other suggestions are welcomed as well. Thank you for your time and effort much appreciated!
