Florida: Property Deed
Hi,
I have a question. My parents own a home in Florida and they want to add me to the deem and remove my dad. From the research that I have done, Quit Claim deed would be the one.
My questions:
1. Would I/they have to pay any fee beside the court records fee?
2. Would the property tax increase? There is no sales or transaction.
3. What is the process to have the Quit Claim Deed done? Is that something that requires professional or can anyone fills it out and signs?

If this is for estate planning, then your parents should set up a Florida Land Trust and just make you the beneficiary. If they don't already have a land trust, I doubt they have a living trust, a living will, or a pour over will either. You should convince them to hire an estate planning attorney... otherwise, have fun in probate.
