During the house crisis, the house was upside down and my parents are going to become homeless. I took over the payments for the past 10 years. The house is now almost paid off. The deed was never changed to my name. Now I want the deed to be in my name. I dont want to be the sole name on the deed and since I have good relationship with my mom, i want her to stay on it.

I have a question. My parents own a home in Florida and they want to add me to the deem and remove my dad. From the research that I have done, Quit Claim deed would be the one. 

My questions:

1. Would I/they have to pay any fee beside the court records fee?

2. Would the property tax increase? There is no sales or transaction. 

3. What is the process to have the Quit Claim Deed done? Is that something that requires professional or can anyone fills it out and signs?
