Newbie Looking to House Hack in Maryland

Hello, my name is Garrett and I am looking to house hack in Maryland. I'd prefer to stay within a 20 minute drive from where I currently am (Columbia). Unfortunately, It seems that house hacking in Maryland is much more viable in Baltimore and Hagerstown than other parts of Maryland that I would prefer to live in. Have you or someone you know successfully house hacked in central Maryland?

I would greatly appreciate any insight from anyone who has house hacked in Maryland, or has worked with others who have. 

I am self employed (I sell on eBay) and do not have the ability to get traditional financing yet so that is an obstacle I need to deal with. I have read books, listened to countless real estate podcasts and am really eager to get started. I think hearing from those who have house hacked in the area would be really helpful in setting me on the right track.

Multifamily is more prevalent in those areas, so most people who HouseHack in Montgomery and Howard County will do a rent by the room/roommate situation. Get 4 roommates at $800 each, and you got $3200 coming in.
