Cost of PML or HML in MA?

Hello Team BP , 

I work as a lender out of state. I'm curious to know,  what is the median rate/terms for Private Money in MA. I'm originally from Natick and spent summers on Nantucket. My family was in hospitality. I hope to return to MA in the future to grow my business and my family. 

What are investors seeing out there?
