Hi guys,

is it easy to evict in PA?

I know in some states it takes few months (like California).

How long does it take in Pennsylvania on average to evict a tenant?

@Mary Jay  After years of lobbying the state government, the process is actually easier. you have to give notice, but the tenant can waive notice in the lease.  If rent is due on the first, with a waiver of notice you can file for eviction on the second.  The hearing must be in no more than 10 days and the tenant has 10 more days to appeal.  In total, we have personal experience where a tenant was out before the end of the month.  Many landlords delay and don't file promptly and I've heard of tenants that are 3, or 4 months behind.  I talked with a judge recently who said he saw cases where the tenants were 6- 12 months behind.  That's a recipe for disaster and almost all tenants can not make up more than one month behind.
