Electricity between Tenants/Sale

Hi, I have a tenant that just moved out and the electricity at the unit is now shut off. I am planning to sell the property. I'll need to turn the electricity back on to make some repairs and for showings. What do you all usually do during this period? Sign a month to month or contract and just pay the termination fee? I saw some posts about landlord/property management agreements. How does that work in Texas where most people shop around for the best rates? Thank you!

Just go month to month.....hopefully you won't be on the market long.  Focus on the house and making it the best in the area and don't waste time shopping for electricity to save $1.
