New member here. Looking to flip houses in the Richmond and Chesterfield area of Virginia around 23237 23831 zip codes. Curious if anyone here has experience in this area? I currently have 2 rentals so I am somewhat familiar with how the rentals work in my market. But I would like to get into flipping. Any advice on financing/profit formulas would be nice!

My advice in the Richmond area is to be quick and decisive.  Tough, but doable when you are first starting out.   I picked up two rehabs in the 23222 area code recently, closed both on November 30th, and am now renovating.  Prior to that I was making cash no contingencies, full price offers and getting outbid.  But it only takes one.  You have to be persistent.

Don't get discouraged.
