How is Casa Grande to invest

Hi Guys, what do you think of investing in Casa Grande? Planning to buy a SFH, buy and hold with a positive cashflow. Please share your experiences. Any other areas are good to invest in?

I have 2 deals there. There is opportunity there that’s a lot better then Phoenix, just gotta find a good deal, which is getting harder to come by  as time goes on. On got in that market in 2020 and it’s doing very well

Hey @Balachandar Duraiswamy! I would have to agree with @David E Fitzgerald IV, Casa Grande is a great up-and-coming market. There are multiple companies investing in Casa Grande, building large office campuses, factories, and plants. Purchasing a SFR in Casa Grande is a lower price point than the Metro Phoenix area with a similar ROI! Hope that helps, feel free to reach out!

@Balachandar Duraiswamy I own several homes in Casa Grande.  It is a cash flowing market and it has treated us well.  I also have several properties in Florence, Coolidge, Apache Junction, Mesa, and a few in Eloy. Although I am seeing that it is harder to cash flow on some of the properties that I am purchasing now as compared to the properties that I purchased a few years ago, but I am still able to do it a bit.

I just had a client form Seattle do a 1031 had 250K he had to spend, he bought 1 SFH new construction as a "2nd home" in Casa Grande. The house cost 405K is a 4/3 and traditional rents will be 2100/mo. His payment will be under 1K/month all in so he will cashflow, a poor CoC return here but he doesn't care, he is doing it for the long term outlook of Casa Grande. We are going to manage as Traveling nurses first since it is a 4/3 (good BR to Bath ratio) and 2nd garage. We did our diligence on HOA and everything checks out, he is going to cashflow 2K/month conservatively if he continues to manage that way.

How is Casa Grande to invest
