Equity Sharing

Has anyone every heard of or engaged in the real estate investing strategy known as equity sharing? I was recently approached by someone who's successfully completed a dozen equity sharing deals. He wants to scale his operations, potentially bringing me on board to do so. Before I make any further decisions, I'm curious to know what this type of real estate investing entails, if its lucrative, etc.?
