In our opinion , fix and flip is the safest and quickest way to substantial profits.

Wholesaling takes a buyers list and has its own risks.

Buy and hold BRRR takes many units and years to cash flow and build equity although the returns are greater in the long run.

3 bed 2 bath single family flips with city sewer and water are always good. There’s lots of them, always seem to be in demand, cheaper to renovate and you can live in them while working. I started around 1500 square feet which was a decent amount of work and not too expensive of a job. I’m still a new flipper though so that’s just my opinion on a solid niche

this 100% depends on you. What works for me may not work for you and vice versa. Also what do you like to do. I like to be hands off which Is why in invest in notes. Others are very handy and like to do fix and flips... Find what it is you are good at and what you like to do and that will be your answer.

@Nicholas Ferraiuolo house hacking is the easiest first step for a new investor. You don’t need as much capital and managing tenants is easier as they live with you. Additionally, if you start by house hacking then going forward you will be able to save for future projects much quicker as your housing expense will be eliminated.
