Beginner REI eager to grow but lacking the funds

I am about to firm up my first investment (duplex) in Canada and I am already seeing opportunities everywhere. I am a fairly new Realtor as well but have now totally found my passion in investments. I lack the money to purchase another in the near future, how can I create momentum to grow and turn this passion into a successful business?

Since you are licensed all you really need to do is go to REI meetups and make investor connections. If you start finding ways to source deals for investors, eventually you may become part of those deals. All investors know an agent (or ten) with MLS access, but since you just got your first property you are separating yourself and can focus on how you can add value for other investors who may become partners in the future.
