One thing that continues to surprise me is how often the success of an investment hinges on execution rather than the deal itself.

Over the years, I've seen properties that looked fantastic on paper struggle due to operational issues, and I've seen investors capitalize on less-than-perfect opportunities through effective management and sound decision-making. That's one of the reasons I enjoy real estate: there's always something new to learn.

What Do You Enjoy Most About Real Estate?

Reading the comical posts made by gurus who promise you that you can get wealthy without money (after you pay their $12,000 fee) in a way that only they can teach you, if you follow their "secret" steps.

One such popular Youtube guru said that to protect yourself from the "due on sale" clause, "don't record the deed" and "you can borrow the closing costs".

My response, "What could go wrong?" ;-)
