Time management-working full time+investing

Anybody here working full time (for corporate or standard 9-5 job)+ trying to invest+being a single parent (translation: doing homework with my kid), anybody like me?

How do you guys manage time? I feel overwhelmed...My house is a mess...I dont work out as much as I would want to... I want to read more, but it has not happened...On my days off time just flies like crazy and I dont complete everything I planned ...

I go to bed at 2 am and get up at 7 and I am so tired!

Anybody in the same boat?

focus on the task at hand... break your goal(s) down to manageable chunks. 

But be serious:

Get pre-approved by a lender... this sets your budget

Pick a market, this MUST match your budget.

Master your market.... this will take the longest. Pretend you're moving... this will help you.

Then you need to understand how deals work and how the numbers work. The easiest way to do that is just keep doing them over and over and over... even if property doesn't work understand why.

Deals will always be out there, you just have to buy right. Once you understand the market you're looking in and understand the numbers it's easy to make offers.
