Most effective way to advertise a rental?

Question

Hi All - it's been a year or two since I had to advertise a rental to get tenants in Denver. What are you finding are the most effective sites at the moment? CL? Zillow? (It's a house in Wash Park I'm looking to fill)

Having just gone through the procedure of hunting for someplace, I can tell you my opinion.Craigslist sucks for houses.  Sooo many fakes.  Craigslist is moderately better for apts, since you can, at least, sort out dupes.

Zillow.  Nothing gets removed.

Personally, I found facebook to be full of scams as well.  A 3 bed/2 bath ranch for $1K a month?  Not in Denver.

Signage is awesome.  At least it's a real house.

One thing no one else suggested you might explore, is Next Door app.  I found real people on there.  No scammers.

@Andy Monaghan , Facebook Market place will give you a good amount of tire kickers that will message you all day and night. When they want to contact you for rental, they only have to push one button and it will send a generic message such as "Is this available?"

You can post it on Zillow to syndicate to all their sites, or print out flyers and post on bulletin boards in Wash Park retail stores. Just make sure you have a way to automate the process.

I use Zillow Rental Manager.  Your listing also connects to Hot Pads and Trulia as well as Zillow.  I use apartments.com for my multi-family.  I generally am able to secure a tenant within 10 days.

The above answers are all great. A multi-pronged approach in my opinion is the best way to get good quality tenants. We do what folks mentioned above with social media, Zillow, local MLS (syndicates out to Apartments.com, Hotpads.com, and other online real estate websites), Craigslist, professional signage, flyer box on the sign, YouTube video, and blog post - to name a few. Flyers have cut down on phone calls over the years. We think it is because people tend to go to the website to see photos and video tour to learn more about the home. We also boost our posts on Facebook and Instagram. As you may already know, tenant screening is critical when you are pushing marketing out to several different websites and social media platforms.

Damn this stuff has gotten worse and more fratured than it used to be even 5 years ago. Anybody have new suggestions for where to list?  Did Zillow stop sharing ads with Trulia and Padmapper?  And when I tried to list a 2nd unit Zillow asked me for payment, what's with that? I never saw that before. Is Zumper the same as FB marketplace, or do you need to list on FB separately?

I'm not an investor...yet.  I was house hunting for myself, but just sharing the massive frustrations of trying to find something in this market on a single income.  I searched for 3 months.  Houses are out of reach for me.  Apartments are so....deceptive in their advertising I found it very frustrating. Their advertised price does not include fees that increase the price by up to $150 per month. I explored every single potential avenue.  I chased down garage and estate sales to ask if they were moving!!.  I drew the line at haunting the obituaries.

From that search, and from postings I've seen for wanted to rent, I've come up with a slightly different  idea of what I want to do for an investment property, now I just have to get out of debt from the move, to start looking at how to accomplish it.
