Yes. They can vary greatly. Also, some cities have fees while others don’t. Just something I always check for now.

Lot of factors here. Load bearing vs non load bearing etc. Electrical or plumbing need moved?

We travel quite a bit and always bring our two little dogs with us. So we only search for places that are pet friendly.
I highly recommend the blankets or something to put over the furniture. My dogs lay on the couch/bed at home so of course they will when we travel as well. We always look for or try to bring something to cover the couch when we stay somewhere.
I also rent to pet owners and have found most are responsible.

My free advice, don’t pay for some real estate investing course. You can find all of the info here on this site and the internet in general.

Listen to your friend. You can always lower the rent if need be. Doesn’t hurt to try.

Make minimum payments on your student loans, put the rest in to a savings account. Reassess this decision once you have the entire balance saved up in a savings account.
This way you have the best of both worlds. Once you make a payment on the student loans that money is gone. If you come across a good deal or get in to a bind it doesn’t matter, the money is gone.
If you put it in a savings account then you can work towards paying off the debt, you can see how long and how hard it is to save up the $15-16k in cash, and then make your decision from there.
If you want to pay it off then boom, take the money and pay it off. If you want to keep saving to build more cash reserves for investing then you can do that too.

@AJ P. have you considered going with either a barn door or pocket door?
We had similar situation and just installed a pocket door. It really made a difference in terms of room we had to work with.
