If they didn’t know there were closing costs then they probably don’t have the experience to receive 100% financing lol

Sounds like you didn't consider the ROI before doing these repairs. It's as if you gave the money to every contractor who suggested a repair.

@Earl White rent control and relocation costs equals NOT landlord friendly in my opinion. Once again, just my opinion.

Is this happening to all of the floors in the house or just some of the rooms? If it’s only some of the rooms, are they above ground on 2nd floor, ground level, or below ground?

What type of floors did the contractor install?

Same things you would on any other home. Tenants come and go, but the property is still yours to update/maintain etc.

Wait, there are lenders who won’t loan on property if it has a section 8 tenant? 

First I’ve heard of this. That’s crazy.

Is there anyone out there who does this in West Virginia? I’ve been using my own money, but want to scale. 

I have been unable to find a HML which will go down to $50k or even less.

We have experience and good credit.

 The fact they asked says a lot about the tenant imo. They seem responsible and respectful. 

I would be inclined to work with them on this as long as it was a short visit.

Also important to remember the money is not guaranteed on time. 

I seem to remember lots of threads on this site during a government shutdown that weren’t receiving rent. 

On the flip side, all of the rents were paid on time during COVID, which was a plus.
