Hello!
Is it okay to write your minimum standards for applicants right in the listing? For instance, in your Craigslist or Facebook Marketplace Ad?

Hey Noelia,

One thing I have learned to do is put "preferred" instead of "required" next to some criteria items. Example, there are many good people out there who have under a 600 credit score. For that reason I usually put credit score of 600 preferred but not required. By putting required, I end up limiting my tenant pool. But to answer you question, here are some of my criteria (Note that these are neighborhood specific, so it may be different for your neighborhood):

* 600 or higher credit score preferred but not required
* History of stable employment preferred
* No Smoking
* Combined monthly gross pay must be at least 3x monthly rent
* Pets may be considered with addition rent and deposit
* No prior evictions or felonies
I try not to make a list too long so I end up with one tenant inquiring. But, I do try to scare off those who are completely unqualified for the apartment.
