Niecyy Louis
Posted

Hello Everyone. I am new to the site. I am starting a new STR business and I have been trying to look for property here in the Orlando and Kissimmee area but its been very difficult. Does anyone know any apartments or areas I can find a properties? I am wanting to provide short stays for professionals who are here in area to work.

Hi @Niecyy Louis are you trying to do 'arbitrage'? I know a few people who are doing this successfully, but it does have challenges as some others have pointed out. If you are only trying to do it with apartments, you will likely be hard-pressed to find a complex that will allow it.

This works best when the market has an abundance of units and sellers have a tough time finding good tenants. You can offer a longer term lease, offer to make improvements to the property etc in exchange for flexibility in the lease terms to allow you to sublease. However, given the current climate of real estate, this may be tough to find.
