It mentions that you need to join the local REIAs.  They are where experiencd folks hang and help new and experienced folks buy rentals.  I post deals weekly and also help folks with how to find their own deals.  Read my paper.  And join the REIAs.   I'm a member of GaREIA after joining them all for a while.
