Post: New Construction Situation Looking for Advice

I got into a new construction in Cape Coral as others here which is causing me a lot of issues and looking for advice. So far the builder received 35k for the deposit from lender but nothing has been done in the lot. Builder says the money was used for design, engineering, and papers sent to the city. The permit was approved but not picked up yet by the builder. Those 35k according to the contract are non-refundable once work starts. Now the lender is not renewing so i need to find most likely a hard money lender to continue. The builder is making some progress on other builds but super slow. I am afraid that if i get a hard money lender and continue giving money to the builder and they do not finish i will be in a much worse situation and lose more money. I would really appreciate people with more experience advice on what to do here. Thanks!

Thanks @Don M. for all this thread. I am on the same boat, slab has not even started and need to find a new lender :S Are you in the area or how do you get pictures? Builder does not send much. I guess at this point you are continuing with Delta until all is done right? thanks!

Hello! I was getting a loan with Georgias Own Credit Union and they told me they cant give loan because the condominium is not Fannie Mae approved. Anyone knows any other bank or lender who would do this loan? thanks!!

Hello everyone! I recently closed my first deal and everything is going well! I want to continue investing but I do not have much money for downpayment. I would like to do the BRRRR strategy with the next property so i can get money from refinancing to purchase another home. I would love to learn from anyone who is doing it or has done this! Or if you have another strategy on how to buy more deals with not much cash let me know. I am willing to learn, help and work hard to make this happen. Thank you!
