Conventional Mortgage Rate for Rental Properties?

Hi, I am planning to do cash-out finance for my rental properties (purchased in cash). I just asked one lender and the rate (30yr conventional) seems pretty high - 4.5% with 0.75% discount (cost charged in closing, I don't know the closing cost yet). With the rapidly rising interest rate, I hope to take the loan now instead of waiting.

Any recommendations for good lenders that work well with investors?

What rate did you get recently?
