Being the selling agent for your own flips?

Question

I'm curious if anyone here has become licensed so they could sell their own flips and save the 3% on the agent selling commissions. What type of brokers will sponsor investor agents in the most investor-friendly structure (commission spilt/fees)? I wouldn't be selling any property other than my own flips. I just want to be able to list and sell these flips and give up as little profit as possible to a broker.

Does anybody recommend a path they took when becoming the selling agent of their own flips?

We use a flat fee service which saves the 3% on the listing side and gets the same MLS visibility.  Last few sales went that route and were seamless.   Be happy to share details via PM if interested

The cheapest and easiest way to do your own listings is through a flat fee broker. You can list on the MLS for ~$100 and not bother getting licensed or paying MLS dues. Feel free to reach out if you have questions.

Just don't fool yourself in the flips profitability if you have to make the money/ difference on the realtor commission.  That should be a bonus, because you could have just been a realtor with no risk if that is a major part of your profit.

That's part of the reason I became an agent - cost a few hundred a year between insurance, testing etc but well worth it for access to the MLS and saving commission on the sell side.

I don't know which broker may be the best - I'd try to get one that has an awesome training program. Talk to different brokers and see how they do their splits - they can vary pretty big from where I'm at and some differ agent to agent as well

I did this in my second year of investing. Being able to write your own offers is worth it in itself. There are plenty of brokers who will let you pay a monthly fee or a % of commission to hang your license with them. It is probably more common than you think. I'm sure you know of investor agents in your area - talk to them about this structure with their broker or ask for suggestions. Very common.

I think this is a great idea when you are starting out. Taking it one step further I think renting your own properties is great to keep in touch with your tenant base and what finishes people are responding to. I try to do one a year... keeps you grounded. Ultimately real estate is a service business!

There are a lot of national firms that provide low-cost brokerage services to new agents. I would try those out. What you don't want to have happen is you get pulled into helping the brokerage grow when you are laser-focused on real estate investing. GL!

You do not need to be an agent to sell your own house,,,, Also I have never used and agent to buy properties either, All off market and I have done 100s and 10os and 100s, Good luck

Thanks for the reply - did you go to a brokerage that splits commission? Is that what I should expect or are there better ways to save profits?
