I'm curious as to how all of you are finding your leads/deals. What has been the most successful for you?

Hi Shannon,

"Leave no stone unturned" as the saying goes.

Linkedin, Craigslist, Facebook, etc...

IMO its all a numbers game. The more calls you make and the more emails you send eventually doors start to open to buyers, sellers, properties, etc...

if only you knew how many times I submitted low ball offers and would get abused by realtors and sellers only for them to come back 2 months later saying "is your initial offer still on the table?"

I agree with @Engelo Rumora - my most recent example: we are about to buy a Fannie Mae home. I've been watching it since October when it was 129k. I knew what my number was, 90k, and let the list agent know.  There were several buyers before me that tied it up for 129, 125, 120 but they could make the numbers work and walked.  I sat patiently waiting until Fannie dropped the price to 109 - then I made an 85k offer. They came back at 99 - I went up to 87,500.  They didn't respond and so the offer disappeared.  Realtor came back again and said - "will you do 90k?" (which was my number from day 1). I said "Of course" and now we are closing next week.

@?  Enegelo I am the old dog  If I would have just packed it in  in 07 I would be happy in retirement instead I kept going and of course as a lender we got crushed. but hey I am here to live another day..

I am off to Charleston tomorrow, for some deals I got going there. Then Atlanta I am closing one there on Friday with Andy who you know from the AU forum.

Back in the game full time for me.. and loving it.  I was to young to retire anyway.

The key is establishing a mixed network of agents, wholesalers and investors.  I usually buy off market from sources I have known for years.  Some are specialists at tying up HUD properties and I'd rather pay them their $5k mark-up then deal with the process myself.  I avoid making low-ball offers and agents dealing with me know that I have seen the property and that my offer is based on the repairs.  Networking is key to your success in any market.
