How to find the deals

Question

I moved to OKC in 2023 and was shocked at the availability of low cost housing. I'm trying to network with those who know the market here, and can aid in finding deals. I personally do remodelling professionally both as a contractor and an investor. Let's see if we can benefit one another...

Numbers balance out.  Home prices are lower in Oklahoma than some other MSA’s, but rents are lower as well in proportion.

I get the best deals from referrals. I let as many people as possible know that I buy distressed properties and I pay a referral fee. I find that I can negotiate better deals on properties that no one else knows are for sale. Good luck.

i feel like the best deals will always be found in the wholesale markets . They already did the hard work of getting in touch with the seller and putting the property under contract
