ARV $350,000 - $400,000 3bd 1 bath 800sqft estimate rehab $70,000 purchase price $200,000

What are your thoughts and should I do it?

need to get a better range on your ARV and not enough info to judge.

 How you funding it? Lets say its $270k and you are financing $220k and it takes a year at 12% thats $26k in interest plus other costs etc. So end of day you are in it for say $305k. If you closing costs are also 10% of $350k thats 35k so you are at $315k - great you made $10k.
