Wholesaling vs Flipping

For those of you who have done both wholesaling AND flipping, which do you find to be more stressful?  Certainly both businesses come with their own stressors, but which do you find to be more stressful, and why?

Flipping 100% is more stressful. 

Why? It's your capital that's on the line (and perhaps some partner's as well). If you do not have a great contractor and system in place - you can end up in a really bad spot. 

When the interest rates shot up in 2023 we had 5 flips that were getting put on the market at the same time. We lost on 4 of the flips and the 5th one we barely broke even. 

It's about execution, timing and having the team in the right place. 

If you're going to flip, operate on generous spreads - especially with the current conditions.
