I've never done one in AL but I'm assuming you would need to check if the will grants a power of sale. Your best bet is to give a quick call to a probate attorney to ensure you're in compliance.

 If you need a workflow I'd be happy to send a generic one over that provides steps to get started. Essentially it goes like this: 

1.) Select the market(s) you want to operate out of. Preferably locally to you. Study it.

2.) Allocate a marketing budget that gives you 60-90 days of runway before closing your first deal. 

3.) Based on your budget select your marketing approach. Cold calling is one of the most cost effective methods for lead gen in terms of acquisitions and finding buyers for dispo. Some people ignore SMS laws and do texting, some cold email, direct mail etc. Inbound you have PPC (very expensive for it to be effective), SEO (time consuming), and PPL (risky). 

4.) Find a title company that is used to working with wholesalers and contract assignments. 

5.) attend local REIA meet ups to expand your network.

6.) You also need contracts, PSA (purchase and sale agreement), JV agreements, Assignment of contract etc.

There's more but that should give you a gist on what to start working on before you start your campaigns.

It 100% legal and in some states it is actually required. I have been licensed for 10 years and wholesaling for 7. It's all about disclosure - my contract specifically states that members of the LLC I'm wholesaling under has a license in the state of FL.

You are correct, in FL your PM company needs to be working under a brokerage license.

You can also attend local REIA events to network with other investors and wholesalers.

Join FB groups local to you as well.

 Portability is a separate benefit, it allows you to transfer your accrued "Save Our Homes" cap. 

example: You live in property A for 12 month and file for homestead. 

Year 2+ Your assessed value on property A grows more slowly than market under SOH. 

When you move to property B - You file a new homestead exemption on B (You must still occupy it and apply). You also file a portability application to transfer up to $500,000 of your SOH benefit from A to B. That reduces property B's assessed value, lowering your taxes there.
