Looking for a flip calculator worksheet

Hey BP, I’m planning my 1st flip in the Hampton Roads market and I’m looking for a solid flip calculator spreadsheet (from a pro flipper) that can help estimate Max Purchase Price accurately.

Ideally, I'd love something that not only accounts for the usual numbers—ARV, rehab costs, closing and holding costs—but also calculates net profit after taxes. I want to be able to quickly see if a deal is truly worth pursuing once Uncle Sam takes his cut.

I created my own spreadsheet and I played around with BP's flip calculator but I feel like it's missing some details such as taxes and how to calculate the desired profit.

If anyone is willing to share a tool that’s worked well for you or can point me in the right direction, I’d really appreciate it.  Bonus points if it’s been useful in competitive markets like mine!

Thanks in advance!

My experience is putting a spreadsheet together for yourself is the best way to get the numbers you need, and the best way to get the exact specifics of what you like. I have taken other spreadsheets added to mine and consistently developed mine into a solid functioning spreadsheet that I like. The BP calcs are great for people that are starting out and even using them as a second or third look at your deals with the numbers that are for the deal you have/doing. But just a like the saying measure twice cut once, do the same on your numbers for the deals you buy.
